House Rules

To be upfront and transparent about our attitude to excessive and sustained noise.

If any noise or disturbances are reported by our neighbors, (who have our phone number), there will only be ONE warning phone call from us and the police will be called – serious offenders will have their bookings cancelled on the spot and without refund.

Likewise, if you are disturbed by noise from the neighbors please let us know. If it is very late at night and/or we are not immediately contactable, it is perfectly acceptable to call the police.

It is not something we expect to happen, but we do take the peaceful enjoyment and sleep of our guests and neighbors very seriously.

The property is suitable for business travelers with its excellent road links & families visiting the area or people in between moving house and waiting for the final pieces of the jigsaw to fall into place.

Upgrades to enhance your stay are available whether you are traveling with family, business travelers or for leisure.

I welcome families with infants, but please be aware I do not have any stair gates & there are 2 sets of stairs. Also, there is no cot in the premises, but I can provide a travel cot for £10 for the duration of your stay.

The kitchen has plenty of cooking utensils, a gas hob and an electric oven.

The master bedroom has a double bed, built-in wardrobes, en-suite and blackout blinds in the en-suite.

The 2nd bedroom has a single bed with a pull-out bed underneath on castors (already fully made up with bed sheets etc) it just needs to be pulled out when you need it & pushed back in when not in use. There is also a built-in wardrobe in this bedroom plus a blackout Velux blind.

The 3rd bedroom has a small double bed.

All the beds have mattress protectors and the mattresses are memory foam and medium to firm feel.

There is a sofa bed in the lounge if required which sleeps an extra 2 persons. A mattress topper is in the cupboard upstairs along with plenty of bed linen.

The 'Stone Stream' shower in the en-suite has:
Three different sprays, controlled by the switch on the side
A stop/start button if you want to turn the water off instantly
Increases water flow x2
The stone filtration system softens hard water and reduces chlorine, bacteria and dirt
Kinder to your skin & hair.

The property is fitted with a device that monitors the noise level, temperature, the number of people in the property, motion within the property, humidity and moisture. All of these can be checked remotely in real-time & the device is programmed to alert us if any of the items monitored exceed a programmed threshold.

Neighborhood overview
Chichele House was named after Henry Chichele who was born at Higham Ferrers, Northamptonshire, in 1363, he founded Al Souls College, Oxford, was Archbishop of Canterbury between 1414 and 1443. Chichele died on 12 th April 1443 and is buried in Canterbury Cathedral.

The property is within walking distance of the old market town Higham Ferrers, Stanwick Lakes and the Rushden Lakes Development with various shopping and entertainment complexes.

Within a short drive there are attractions such as Silverstone race track, Santa Pod raceway, Billing Aquadrome, Wicksteed Park, Stoke Bruerne Canal & Rockingham Castle.

Other nearby towns include Northampton, Wollaston, Mawsley, Corby, Earls Barton, Wellingborough, Kettering, Bedford and Huntingdon.

Road links are very good with easy access to the A14, M1, M6 and A1 all within 20minutes.
Getting around
Wellingborough train station is 7 miles away where you can use the Midland Mainline train to London (St Pancras), only 3 stops and less than an hour.

Or in the other direction are cities such as Leicester, Nottingham and Sheffield.
