A deposit of £250 will only be lodged if a claim is made after checkout and Air BnB will act as a mediator.

House Rules

To be upfront and transparent about our attitude to excessive and sustained noise.

If any noise or disturbances are reported by our neighbors, (who have our phone number), there will only be ONE warning phone call from us and next the police will be called – serious offenders will have their bookings cancelled on the spot & without refund.

Likewise, if you are disturbed by noise from the neighbors please let us know. If it is very late at night and/or we are not immediately contactable, it is perfectly acceptable to call the police.

It is not something we expect to happen, but we do take the peaceful enjoyment and sleep of our guests and neighbors very seriously.

The property is suitable for business travelers with it's excellent road links and dedicated workspace/study, families visiting the area or people in-between moving house & waiting for the final pieces of the jigsaw to fall into place.

I welcome families with infants, but please be aware I do not have any stair gates and there are two sets of stairs. Also, there is no cot in the premises, but I've had plenty of families bring their own travel cots.

I have turned off instant booking for long-term lets, but that doesn't mean I don't do them, I just prefer to have control over the dates with long-term bookings, so please contact me if you are interested in a long-term let and we can discuss it.

The master bedroom has a double bed, built-in wardrobes, a vertical fan, en-suite and blackout blinds in the en-suite & bedroom.

The 2nd bedroom has a single bed with a pull-out bed underneath on castors (already fully made up with bed sheets etc) it just needs to be pulled out when you need it and pushed back in when not in use. There is also a built-in wardrobe in this bedroom plus a blackout Velux blind.

The property is protected by CCTV for both our safety and peace of mind.

Neighborhood overview
Garfield House is named after Benjamin Garfield who was born in Higham Ferrers on 4th April 1871, he was an English footballer who played at outside left & played for Finedon, Kettering Town, Burton Wanderers, West Bromwich Albion, Brighton and Hove Albion, Tunbridge Well.
Rangers and the English National Team.


The property is within walking distance of the old market town Higham Ferrers, Stanwick Lakes and the Rushden Lakes Development with various shopping & entertainment complexes.

Within a short drive there are attractions such as Silverstone race track, Santa Pod raceway, Billing Aquadrome, Wicksteed Park, Stoke Bruerne Canal & Rockingham Castle.

Other nearby towns include Northampton, Wollaston, Mawsley, Corby, Earls Barton, Wellingborough, Kettering, Bedford and Huntingdon.

Road links are very good with easy access to the A14, M1, M6 and A1 all within 20 minutes.
Getting around
Wellingborough train station is seven miles away where you can use the Midland Mainline train to London (St. Pancras), only 3 stops and less than an hour.

Or in the other direction are cities such as Leicester, Nottingham and Sheffield.
